Finca Villareal - Claritas

Finca Calamades Villareal was deforested about 20 years ago, then the secondary forest remained. This also had to leave 6 years ago, as pasture land was created here. The current vegetation is grassland. The land is adjacent to a natural but disturbed forest and other cattle ranches. The property is within walking distance of the Comarca Wargandi.

The finca borders two other cooperative properties. Thus, generational forests have been extended here as well. The access is about 8 km from the Panamericana, via a public road that leads to the district of Wagandí, an indigenous community. The last 500 m must be filled with material.

The topography of the area is slightly hilly to undulating, most of the land is passable by vehicle. A small ford is to be constructed. With the neighboring farms already owned by the cooperative, a good network of working roads can be created. The finca has drains and streams that carry water in the rainy season. The soils have a clay texture and are of medium fertility. They are well drained, but also compacted by livestock. Soil conservation measures are required for erosion control.

The finca is not located near protected areas but close to the forest of the Comarca Wargandí. There are no villages nearby and there are no conflict situations with neighbors. None are expected in the future either, as the boundaries and rights of way are clearly defined. The land shows good characteristics of relief, soil and climate.
