The finca is composed of 4 fincas that form one large finca. In the surrounding area, there are several adjacent properties that form an opportunity to expand our generational forests. Surrounding are about 300 hectares potentially for sale.

The area where the fincas are located was covered with forests of precious wood about 20 years ago. Forestry companies have eliminated several original forests to plant teak here. The current use is livestock and therefore the existing vegetation is grass and pasture. The finca is 17 km from the Panamericana Highway. Of this stretch, 12 km are passable all year round. On the last 5 km (public road) a gravel road should be filled in to make good access to the fincas. The topography of the area and the surrounding area is flat to slightly hilly with slopes of less than 10 degrees. In the drainages, the slopes are steeper, so it is advisable to implement soil conservation measures.

The soil texture is clayey, it is mainly vertisols. There is soil loss due to prolonged grazing and compaction occurs which, together with the clayey texture, restricts internal drainage. Also, there is water erosion, especially in the streams and natural drains. The erosion processes are slow because the relief is slightly undulating. Nevertheless, it will be necessary to counteract these processes with measures. Due to the proximity to a river, there is an area of water accumulation.

The finca is not located near any protected areas. The property is located near an indigenous area, but is not adjacent. The area is surrounded by teak plantations, and it is located in the watershed of the Chucunaque River, one of the largest in the region. Contiguous land is available for purchase and neighbors have been visited. There are no known conflicts with indigenous communities or populations. The borders of the indigenous comarca are clearly defined and guarded by the indigenous population. This was verified by a visit to the borders of the comarca.

The land has technically very good qualities. The finca borders other cooperative lands, and there are other fincas in the area that can be acquired.
