This region was forested less than 30 years ago. After that, the land was used as pasture. Existing vegetation is therefore grassland and isolated trees. About 3.5 km from the Panamericana, the area is accessible by a unpaved road, but this needs to be filled with material to be used during the rainy season in winter. With a slightly hilly to moderately hilly topography, as well as steep slopes in the drainage areas, the land is accessible by vehicles in almost all areas. There are areas with more than 60 cm of depth, which decreases in the steep slope areas. These areas are part of the land that cannot be effectively used. The surrounding farms are teak farms. Cattle farms are very few.

The soils are of clay loam texture and have medium-high fertility. The area has a large stream flowing through it, and there are advanced erosion processes here. Considerable soil protection measures need to be implemented. In the part that borders the protected area of the Filo del Tallo ridge, there is good and permanent water.

Part of the land borders on a protected area. Here there is a mountain with mature secondary forest. The area is safe and there are no foreseeable risks. Conflicts with neighbors have also not been identified. The land is technically well suited and shows good characteristics of relief, soil and climate. The area is overall compact and can be expanded a bit. It is adjacent to other cooperative properties and there are other fincas in the area that can be acquired.
