About 30 years ago, clearing was carried out here, leaving a secondary forest that has been converted into pasture land to date. In the surrounding area there are teak plantations and mainly rice and other livestock farms. The finca offers good access, via a paved public road about 4 kilometers from the Panamericana. Of this, one kilometer is a gravel road that is only passable in summer and therefore needs to be repaired.
The land is slightly hilly to undulating. A good network of working roads can be established. There are drains and streams that carry water in the rainy season. Soil conservation measures are required. The soil has a clay texture and has medium-high fertility.
